Landon Dix Projects Ltd. was incorporated on 31 October 2022, sixteen days after the municipal election, just as Landon Dix came into the Area B alternate director seat. From that seat, his own permits and his company's drawings went through the district.

The Sunshine Coast Regional District is a local government covering rural electoral areas and member municipalities such as Sechelt and Gibsons. Justine Gabias is the elected Director for Area B, while Landon Dix serves as the appointed alternate director for the area.

An alternate director takes the director's seat at the regional board whenever the director is absent. SCRD Board minutes first list Landon Dix in the seat on 8 December 2022, though no official appointment date is known in the district record.

Two development variance permits connected to Landon Dix went through the district, and both were issued. When the committee heard the first application, Justine Gabias chaired the meeting, stated "This is in my area," and moved the recommendation herself.

His company's title block also appeared on renovation drawings for the district-owned Coopers Green Hall. When a resident emailed directors raising concerns, Chief Administrative Officer Dean McKinley instructed staff and directors: "I highly recommend no one responds to this email."

Our view: Landon Dix's private firm should not have its development permits and drawings processed by the regional district where he serves as Area B alternate director.
